Sundrenched Bi-Level Loft In Heart of DTLA

Welcome to our sunny and spacious downtown loft located in the in the heart of DTLA's Historic Core. Inside you'll find a 1,400 sqft bi-level ground unit with loft that offers a refined industrial aesthetic. Enjoy immense natural light, expansive living room with TV, charming dining room that seats four, chalkboard wall, breakfast bar, two full bathrooms (with tub/shower combo), bedroom loft complete with California King Bed, leading-edge Bosch appliances (including washer & dryer), marble flooring on the first floor, concrete on the second floor, exposed brick throughout, vast 11' windows that face Southeast, 18' ceilings, refinished original wood and crown molding. The unit also includes a swinging garage-style back door that opens up to a private, gated alley and adjacent parking lot, convenient for loading/unloading production equipment.
To date, we have hosted over 200 productions and would love to be a part of your next project! The loft has served as a backdrop/set for countless network TV pilots, feature films, fashion photoshoots, music videos, web series, cooking shows, student films and major brand commercials. PROPERTY RULES

PLEASE NOTE: *The posted price per hour is for a crew of 25 people max including crew & talent. Larger productions are welcome, we just need to discuss details regarding size and pricing. *All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. If you’re interested in multi-day shooting, please note an additional fee may be charged for displacement.
FILMING, PHOTO SHOOTS & PRODUCTION -- Please be up front with what you're looking to do, and we'll be happy to work with you to make your project a success! If you are interested in utilizing the space for film, television, music videos or advertising campaigns, please contact us through the message center to discuss details, pricing and availability. Please include the following: *Total number of crew & talent *Desired date(s) *Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down *Equipment & lighting specs
HOLDS-- Dates are available on a first book/first serve basis and will not be held without deposit or reservation.
SCOUTING-- We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted, NO EXCEPTIONS. All scouts are subject to availability, and we will not accommodate scouts during other guests' reservations/productions, so please don't ask. :)
OVERTIME-- If you go over your booking time, you will be charged time & 1/2. We're happy to offer a 20-min grace period for load-out, but do not allow early arrivals.
PARKING-- We recommend parking at a meter on Spring St. (available 9AM-4PM M-F) or Joe's Parking, which is a flat $12 daily rate and is located directly across the street from our building. If you need to load large or heavy equipment, please contact us via message, and we’ll be happy to explain the simple and convenient loading instructions.
NO SMOKING-- This building is a 100% SMOKE-FREE ZONE, including both private and communal areas and the unit itself.
ALLEY ACCESS-- Parking in the alley is strictly prohibited and will result in towing, citation and removal from the property unless otherwise permitted by the building management office. It's under 24-hr video surveillance, so save us both the headache and park elsewhere. If you are interested in staging lighting or shooting in the alley, there will be an additional fee required by our building management office. Please inquire if you’re interested.
NOISE -- We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 10 PM to 8 AM.
DAMAGE -- Accidents happen, but we do require that all guests inform us if anything is damaged during their use. A walk-through is required before and after all bookings. We cannot be responsible for lost or stolen items.
ILLEGAL SUBSTANCES -- The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation. Thank you and we look forward to hosting your next project!
